If you drove Main Street ten years ago and drove East Broad this July, you saw two different cities. The old center of gravity sat at US-287 and E. Broad, where Shops at Broad still anchors big-box dining. The new one is stretching east, toward the stadium lights on Stadium Drive and a public lawn behind the original Mansfield High School.
Summer 2026 is the season that shift became visible from the sidewalk. Here is what is actually open, what is coming, and how to read the map.
Look at where the restaurant filings are landing. Not scattered across the city. Bunched along a single mile of E. Broad Street, east of Historic Downtown and west of the stadium.
That is not a coincidence of leasing. E. Broad has quietly become the corridor developers and operators are betting on. The choices are current. Chicken Salad Chick is opening its first Mansfield location on October 14 at 2421 E. Broad St., Suite #101, marking the brand's 42nd location in Texas. Burning Rice is planning 2301 E. Broad Street, Suite 101, and its CEO confirmed the restaurant aims to open in November or December 2026. Gyro Republic plans to open at 2771 E. Broad St., Suite 225, with construction set to begin in October 2026 and completion targeted for February 2027.
If you have been eating on the west side of 287 out of habit, that habit is about to feel outdated.
The name suggests retail. It is closer to a civic living room. Geyer Commons is built on the site of the city's first ballfield, will serve as the eastern gateway to Historic Downtown Mansfield, and includes diverse shops and restaurants in relocated and reconstructed historic homes, an artisan market and business incubator, and public spaces for gathering and play.
Phase 1A is the part you can actually walk this summer. Phase 1A includes infrastructure improvements, a splash pad featuring programmable LED lighting, civic lawn space, and a makers' market for local entrepreneurs.
The programming tells you how the city wants the space used. The Mansfield Public Library has moved a recurring event out of the library building and onto the Commons lawn. Story Time for Tots at Geyer Commons at 605 E Broad St runs 10:30–11:00 AM and again 11:15–11:45 AM, introducing toddlers and parents to developmentally appropriate literature, held on the first Tuesday of each month.
Every Sunday from 12 to 5 p.m., Sunday Funday Pop-up Markets at Geyer Commons feature a mix of local small businesses with snacks, gifts, arts, and products alongside the cottage market, splash pad, and lawn games.
That is a weekly rhythm the city did not have last summer. If you host out-of-town family in August, this is the answer to "what should we do today" that does not require a drive to Fort Worth.
Texas Health Mansfield Stadium opened its inaugural pro-soccer season this summer, and the schedule reads differently from anything Mansfield residents were used to.
On July 4, North Texas SC played their inaugural home match against St. Louis City 2 at Texas Health Mansfield Stadium on Stadium Drive, followed by a special Independence Day fireworks display after the game. That is the new Fourth of July template for anyone within a fifteen-minute drive.
The bigger tell was July 15. FC Dallas hosted Orlando City SC in a summer friendly on July 15 at Texas Health Mansfield Stadium with kickoff at 7 p.m. CT, marking FC Dallas' first appearance at the venue as a showcase event during a historic summer of soccer across North Texas. An MLS club playing a competitive-touring opponent inside city limits is a different order of magnitude than the youth-tournament economy Mansfield ran on before.
August keeps that pipeline running. Leagues Cup Phase One brings Queretaro FC at FC Dallas to Mansfield Stadium on Wednesday, August 5 at 7:30 PM, and North Texas SC hosts Portland Timbers 2 on Saturday, August 15 at 7:45 PM. If you live within earshot of the stadium, this is your new summer soundtrack. If you live farther out, the practical read is traffic. Stadium Drive did not carry these volumes a year ago.

The Farr Best block is worth pointing at. The Farr Best Theater on July 26 hosted the premiere screening of short films created in just 48 hours by local filmmakers of all ages — one weekend, one wild challenge. A local-film premiere in a 1917 movie house on Main Street is not something you find in a suburb's third summer of existence. Mansfield has been running this program long enough that residents can plan around it.
The July 4 morning run is worth its own note. The Red, Hot & Blue 4-Miler on July 4, 2026, at McKnight Park sends runners through the scenic Walnut Creek Linear Trail, with a one-mile event for kids. Walnut Creek is the trail spine that will eventually tie the stadium, McKnight Park, and Geyer Commons into one walkable network. This year you can see the seams. In three years you probably will not.
The picture is incomplete on purpose. Several of the names locals are asking about are still under construction, and the timing matters if you are trying to decide whether to make a shopping trip out to the Lone Star Rd corridor now or wait.
Costco will be one of the most impactful additions to Mansfield's retail landscape as a membership-based warehouse retailer known for bulk goods, groceries, fuel stations, and household essentials, and it often acts as a retail anchor generating consistent, high-volume traffic that supports surrounding businesses. The Lone Star Rd and FM 917 corridor is where that is landing, on the city's south side, not on E. Broad. In other words, Mansfield is getting two commercial centers this year, not one.
The Shops at Broad side, closer to US-287, is filling in with sit-down chains. The Shops at Broad announced the addition of Portillo's, Outback Steakhouse, Carrabba's Italian Grill, BoomerJack's Grill and Chuy's, and it sits across from where H-E-B is planning its first store in Tarrant County. Chuy's is now open in Mansfield, bringing its Tex-Mex brand and loyal regional following to the area with its vibrant atmosphere, bold flavors, and classic dishes. BoomerJack's is opening in a newly constructed building at 660 N. US Highway 287, with ownership planning to begin greeting customers in mid-March.
So the map for the rest of the year looks like this. E. Broad east of downtown is filling with independent and regional concepts. US-287 is filling with national chains. Lone Star and FM 917 is turning into the warehouse-and-grocery zone. Historic Downtown keeps the arts programming and the new civic lawn. Residents who used to think of Mansfield as one commercial district are now navigating four, each with a different reason to visit.
The signal in all of this is not that Mansfield is growing. Everyone knows that. The signal is that the city is finally growing on more than one axis at once. Retail is no longer downstream of one shopping center. The event calendar is no longer downstream of one park. And the identity of "downtown" is no longer downstream of one intersection.
If you have lived in Mansfield for five-plus years, the practical shift is time. Places you used to plan a Saturday around are now walkable from a splash pad you did not have last June. Places that used to require a drive to Arlington or Fort Worth, like professional soccer or a summer-friendly against an MLS opponent, are now a bike ride from the neighborhoods east of downtown.
Keep an eye on E. Broad through the fall. Chicken Salad Chick opens October 14. Burning Rice targets late November or early December. Gyro Republic breaks ground in October. By the time the Hometown Holidays tree lights up at 1200 E. Broad in December, the block will look different from the block you drove past in June.
